How Swedish Costs Affect the Rent vs Buy Decision

Sweden is one of the few countries that taxes capital gains on your primary residence. Home sale profits are taxed at approximately 22% — a factor that dramatically shifts the rent-vs-buy math compared to neighboring Norway or most other Western countries. You can defer the tax via uppskov (deferral) if you buy a new home, but the liability doesn’t disappear. This calculator applies the tax by default.

Closing costs for a villa include lagfart (1.5% stamp duty) and pantbrev (2% mortgage deed fee) — together roughly 3.5% of the purchase price. For a bostadsrätt apartment, there’s no lagfart or pantbrev, so closing costs drop to about 1%. Use the property type toggle to compare.
